Maximus Maintenance

Business Unit 04

Light Maintenance and Unit Readiness, Documented and Closed Out

The cabinet door that won't close. The missing closet rod. The towel bar torn out of the drywall. The door that binds. Individually trivial — collectively, the reason units don't get shown.

Punch-list items rarely fall within a single-trade scope, so they typically land on your on-site maintenance technician, who is already carrying occupied-unit work orders. The unit waits on a queue that has nothing to do with its condition. That is the gap this division exists to close.

Unit readiness and punch list maintenance in Greater Boston multifamily
What We Perform

Unit Readiness & Punch List Scope

Everything between a vacated unit and a unit your leasing agent is willing to show.

Turnovers & Punch Lists

Apartment turnovers, unit readiness and the line-by-line punch list that stands between a vacant unit and a showing. Photographed, coded by trade and closed against the unit record.

  • Apartment Turnovers & Unit Readiness
  • Documented Punch List Execution
  • Move-In Preparation
  • Move-Out Maintenance

Doors, Locks & Hardware

  • Door Repairs & Adjustment
  • Lock Replacement & Rekeying
  • Door Closers & Hinges
  • Handles, Towel Bars & Accessories

Cabinets, Shelving & Closets

Most cabinet complaints are adjustment problems, not replacement problems — and adjustment finishes the same day.

  • Cabinet Installation & Repairs
  • Hinge & Drawer Slide Adjustment
  • Shelving & Closet Systems
  • Closet Rods & Storage Fittings

Minor Carpentry & Trim

Trim, baseboard and molding — the details a prospect notices at eye level and a leasing agent has to explain away. Non-structural repair to a finish standard.

  • Baseboard, Trim & Crown Molding
  • Non-Structural Repairs
  • Handrail & Stair Repair
  • Caulking, Silicone & Grout Repair

The small installations that decide how a unit shows. Blinds, curtains, mirrors, TV mounts and flat-pack assembly for furnished units and amenity spaces.

  • Blind & Curtain Installation
  • TV Mounting & Mirror Hanging
  • Furniture Assembly
  • Gym & Amenity Equipment Assembly

Common Area & Preventive

Corridors, fitness, clubhouse, mail room and storage on a scheduled round, with a written photographic report after each visit.

  • Common Area Repairs
  • Scheduled Monthly Rounds
  • Seasonal New England Inspections
  • Portfolio-Wide Reporting
Massachusetts Licensing

We Know Exactly Where the Line Is

Massachusetts draws a firm boundary between light maintenance and licensed trade work. Maximus works inside that boundary deliberately, and identifies in writing when a scope item falls outside it.

What We Perform

Like-for-like replacement on existing connections, and cosmetic repair. Carpentry, cabinets, hardware, doors, trim, fixtures and finishes — the full unit-readiness scope, delivered under Maximus supervision and documented internal procedures.

What We Do Not Perform

New wiring, new pipe, gas work, HVAC and structural alteration require a licensed trade in Massachusetts. We do not perform them, and we do not advertise them. That boundary is deliberate.

What Happens at the Line

When an item crosses it, we don't quietly do it anyway. We flag it, photograph it, and escalate it to your licensed vendor in the same reporting cycle — with the documentation you need to act on it.

Preventive Maintenance

Catch It Before It Becomes a Capital Event

A failed caulk line in October is a water-damaged ceiling in January. Our preventive maintenance contracts put a scheduled, reported round on your property so the small items are found by us rather than by a resident.

  • Scheduled Monthly RoundsSmall issues caught before they become capital events — and logged against the property record whether they were fixed on the spot or flagged.
  • Seasonal Inspections Built for New EnglandCaulking, weatherstripping, sealing, lighting and common-area condition, timed to the freeze-thaw cycle rather than a generic national checklist.
  • A Written Report After Each VisitWith photographs, including items flagged for your licensed trades — so the escalation reaches you documented, not as a phone call.
  • Scheduling Priority for Contract ClientsProperties on a maintenance contract receive scheduling priority during periods of high turnover volume, which is the point in the year when scheduling capacity matters most.

Who Owns the Punch List Today?

In most communities it sits with the on-site technician, on top of the occupied-unit queue. Send us a property and a unit count, and we will price what it costs to move it to a documented, scheduled program.
